Mission
Our mission is to (i) acquire and recapitalize select multi-tenant residential properties in select markets, (ii) provide value-add property management and asset repositioning, and (iii) provide net equity returns of 2.0x + of invested dollars over a three-to-seven year hold period with a view to the longer term economic viability of every asset.
Strategy
Our investment strategy is founded on the knowledge that there are many economically viable properties that are financially distressed due to market-driven excesses in recent years through over-valuation and over-leveraging. Additionally, many properties were acquired by inexperienced and/or overextended TICs and REITs that require better management oversight along with capital restructuring.
Team
Our professional team consists of individuals with in excess of 90-years combined experience in the structured capitalization, development and acquisition of new and existing commercial real estate. Our primary strength comes from our extensive knowledge of the credit and equity markets and their respective underwriting requirements together with our practical experience within our target asset classes.
Equity
We are well-capitalized through our numerous equity relations, and have extensive experience in commercial and multi-tenant residential property acquisition and financing. We have the capacity to quickly model, underwrite and submit bona fide offers for potential acquisitions, and the capacity to consider transactions on an all-cash basis or through acquisition of the mortgage note.
Debt
We source and execute our debt requirements through the proprietary TARN® Financing & Investment Program, government agency or other institutional lenders. We serve our investors by performing all property acquisition and financing due diligence and ongoing asset management through administration of legal, accounting and property management services.
